About Buyer Representation
About Buyer Representation
Buying a home is most likely one of the largest single purchases you will make in your life, and it’s important to you to get it right. While the consumer benefits of easy online access to listing info are great, the truth is, making the right purchase decision involves so much more than looking at a few photos online and checking out the odd open house. Working with a licensed Buyer Representative is imperative when navigating and negotiating in this highly competitive GTA market.
The Benefits of a Working with a Buyer Representative (REALTOR®)
There is a lot to do and know prior to making an offer on a property, and often not a lot of time to prepare! Your Buyer Representative (real estate agent) will help handle showings, possible inspections, organizing financing, understanding value, etc.
Property searches and offer paperwork can be daunting. Having an experienced agent with your best interest in mind to walk you through the documents will give you confidence in your offer.
Offer nights are tricky and require experience. Listings often “hold back” offers for 6–10 days to generate a multiple-offer situation. You want a strong and experienced negotiator to handle your offer.
See properties privately, before the open house. GTA houses can sell within days—it’s important to see a property as soon as possible when it becomes active on MLS.
Submitting an offer through a listing agent can be risky. At the end of the day, listing agents have their sellers’ best interest in mind. They could intentionally, or unintentionally, have a biased opinion on value. This could lead to you overpaying for a home when you think you are getting a deal.
Access to exclusive listings. When an agent is in tune with a specific pocket in the GTA, they often get word of exclusive listings or listing coming soon. This can give house hunters an edge on other buyers, and in a seller-friendly market, anything helps.
What to Look for in an Agent
First and foremost, you’ll be spending a lot of time with your agent, so good chemistry is crucial. They should be excited about finding you a home, and should understand that this is a big deal for you!
It’s a fast-paced market out there and you need an agent who can keep up—someone who is proactive, not reactive. Properties come and go quickly, so keeping clients apprised of new listings and other relevant information takes diligence. Look for someone who is experienced in the field and in tune with the market.
