In today’s Toronto market, you want you home to stand out from the rest. Included in the Comprehensive Listing Service is top-to-bottom cleaning and full or partial staging to prepare your property for listing. Our goal is to maximize layout, highlight key features, and create an overall clean and neutral space buyers can envision themselves living in.

During the initial walk-through of your home with our professional home stylist, they may recommend some decluttering to help your home feel larger and eliminate possible distractions that could take a buyer’s eye away from key features. Minor improvements, like painting, may also be recommended.

The Importance of Staging

Great staging does more than make a house “look pretty”. It provides a memorable experience for buyers, who while touring the home can imagine themselves living in it.

  • According to RESA (Real Estate Staging Association, North America), staged properties sold up to 90% faster than un-staged properties (2016).

  • Effective staging helps to maximize the perceived size and flow of a space. Believe it or not, a properly-furnished room can feel larger than an empty one!

  • Staging helps a space to feel fresh and clean—and can distract from minor cosmetic imperfections, especially in older homes.

Determining Market Value

Before setting the asking price, you must determine the value of your property—or simply what a buyer would pay for it in the current market. The value of your property is not determined by what you paid for it, how you upgraded it, or even necessarily what your neighbour sold for.

There are 6 major factors that affect market value: price, supply and demand, seasonal markets, mortgage rates, condition of property, and location, location, location. The real estate market is in constant motion. Working with a knowledgeable REALTOR will help you understand how these conditions can affect the sale of your home.

Competitive Market Analysis (CMA)

At this stage of the listing process you will receive a Competitive Market Analysis (CMA)—a written estimate of value based on the analysis of:

  • Similar homes for sale now, showing what homes we are competing against. Buyers compare your home to these homes.

  • Similar homes recently sold, showing what buyers are willing to pay for this kind of home, in this area, at this time. 

  • Expired listings and similar homes unsold for 90 days or more­, illustrating the problems of overpricing.

Determining Asking Price

Once we have determined your home’s value, we’ll help you strategically set the asking price. If the price is set too high, it may deter prospective buyers. Too low and buyers may be less likely to pay the actual market value. We can help you determine that “just right” asking price, resulting in the highest possible purchase price for your property.

*To minimize the risk of infection during the COVID-19 pandemic, printed feature sheets have been discontinued indefinitely. For the time being, buyers who visit your property for showing will be greeted with a sign and QR code directing them to the custom listing website.
